So here it is: I've been a professional mortgage banker since 1999 and am very proud to say I still have a 100% closing ratio on all of my purchases. This has not happened accidentally. I have worked hard for some great companies and have learned some very valuable lessons. I think one of the key elements is that the customer will never close unless they know they can trust you, count on you and know that you are looking out for their best interests in every way possible. That's why I always work very diligently before hand to be absolutely certain I have done extensive research BEFORE telling them how much they can spend and which loan programs they will qualify for. It all comes out at the closing anyway and honesty is the by far the best policy. I simply treat people how I would want to be treated. As a consumer isn't that what you want. I'm here. Anyway, I wanted to start this page here to help us grow our business. I believe the days of the mortgage guy needing the realtors, but the realtors not needing the mortgage guys, are over. In this market we all need to help each other as much as possible to get that credit challenged borrower into their next home and give us our next sale. Please answer this for me, Have you ever had that potential customer that is just missing out on their loan program because of a few credit score points and your "go to" guy can't get it done?? in 30 days?? And now they don't qualify for the financing??? With 8 years in the industry, I have seen this played out a hundred times and I'm sure you have too. We all know most people in today's market that inquire to purchase real estate rarely have the 20% down with the perfect credit dream scenario very often. Infact, most of my customers come to me with rent money : p ~ Perhaps we can help each other. If your "would be" customer has right around a 560 credit score and can't get approved. And I don't issue pre-approvals that fall apart before we close. I give the actual loan commitment with the loan number and the prior to closing conditions. So this way you will know we are ready to rock this loan out as soon as you and your customer have found the property. Also, because we do all 50 states and have such an aggressive marketing strategy, once in a while I will come across purchase leads that perhaps you may want to swap lead for lead with. However, in the mean time, if you have a buyer today, that loves a listing, but can't get the financing, don't tell them sorry, you need to get them to me!! Give me that chance to boost your customers credit score in 30 days. I'll get them into their new home and get you your next sale!!!
