Dear Oklahoman's,
Have you been turned down or ignored by other Realtors or lenders when trying to buy a home? Have you given up hope because you have had a foreclosure, bankruptcy, repo, tax leins, identity theft, or a divorce? Are you ready to move forward and buy a home, regardless of issues from the past that are holding you back?
If so, I am not going to tell you that I can get you approved for a loan. Why would I do that when I consider lending institutions (or banks) to be my competition? Because the truth is, there is an easier and smarter way to buy your home than going through a bank. (What?! You mean the bank didn't tell you?!)
It's time for you to take a look at my rent to own program and see how you answer my questions below:
1. Do you have two solid years of rental history with only two late pays the entire time?
2. Do you have three bills in your name that you have paid on time for at least a year? (Such as water, electric, gas, cell phone, insurance, cable, etc)
3. Do you have the money for a $2,000 option consideration (which goes towards the purchase price) plus first and last months rent upfront?
4. Have you had the same job for 1 year, and can you provide three employment references? (If you just relocated to Oklahoma City, can you provide your past years job history and three employment references?)
5. Are you willing to consult with a lending professional of your choosing or mine who will pull your credit, and go over with you item by item what needs to be taken care of in your credit report - and create a plan to pay your bad debt off or file bankruptcy in two years or less?
If you answered yes to these five questions, then you are automatically approved for my rent to own program. All I need for you to do is send me an email so we can schedule a face to face consultation so I can find out what type of home you are looking for. Upon our meeting, I need an authorized letter from your banker verifying that you do have $2,000 for option consideration plus first and last months rent in your account. If you do not have a bank account, then I will need for you to buy a money order so I can see proof of funds.
If you answered "No" to any of the questions above, I can still approve you - but I will need $5,000 option consideration plus first and last months rent.
I know, I know ... there are a lot of schemes, scams and rip offs in the rent to own industry. You have a valid reason to be afraid ... that is, if you don't know what you are doing. So, don't answer a blind ad in the newspaper or call a number from a sign that is sticking on the side of a highway. You need the experience and expertise of a real estate professional to make sure your home is not going to go into foreclosure and you need to make sure that your payment is going to the mortgage company and not the seller's pocket!
